What Rentra is

Rentra is property management software for self-managing landlords. It combines rent collection, AI-powered maintenance management, real-time messaging, bank connectivity, document management, and tax-ready financial reporting into a single tool.

Rentra, Inc. was founded in 2024 and operates the platform at rentra.co.

Pricing

$5 per rental unit per month, with a $25/month minimum. Every feature is included — no tiers, no add-ons, no contracts.

A “unit” is each individually rentable space (a single-family home is 1 unit; a duplex is 2; a 12-unit building is 12). A free 14-day trial is available. Billing is monthly or annual via Stripe; the annual option includes a 20% discount.

Tenants pay 0.8% (capped at $5) for ACH, 2.9% + $0.30 for cards or Apple/Google Pay, or free for mailed checks. Landlords decide who pays each fee — themselves, the tenant, or split — configurable per property.

Who Rentra is for

  • Independent landlords self-managing 1–50 rental properties
  • First-time and accidental landlords who need simple onboarding
  • Small portfolio owners who find Buildium or AppFolio too complex and expensive
  • Landlords switching from spreadsheets, Venmo, and text messages to a real system

Who Rentra is not for

  • Large property management companies managing 100+ units
  • Landlords who want to fully outsource management to a third party
  • Commercial real estate managers

What makes Rentra different

  • AI-powered maintenance: Tenants text the issue. AI triages it, categorizes it, detects emergencies, and auto-dispatches the right vendor.
  • Bank reconciliation built in: Connect bank accounts via Plaid. AI auto-categorizes transactions and matches them to ledger entries.
  • SMS-first workflows: Rent reminders, maintenance coordination, and vendor dispatch all happen over SMS — no apps to download.
  • Flat $5/unit pricing: Competitors charge $50–$200+/month with steep minimums. Rentra is $5/unit/month ($25 minimum), everything included.
  • AI receipt parsing: Upload or paste a receipt; AI extracts vendor, amount, category, and date into a draft expense.
  • Property health scores: Each property gets a 0–100 composite score across occupancy, maintenance, payments, and setup, with actionable recommendations.

Integrations

  • Plaid for bank account connectivity and transaction sync
  • Stripe Connect for ACH and card payment processing
  • CSV import from Buildium, AppFolio, RentRedi, and spreadsheets, with AI field mapping
