Getting Started

Getting started is simple. Sign up for an account, add your properties, and invite your tenants. Most landlords are up and running within 15 minutes.

Not at all. Rentra is designed for landlords, not IT professionals. If you can use email and text messaging, you can use Rentra. Our interface is intuitive, and we provide step-by-step guidance for every feature.

Yes. Rentra offers a free trial so you can explore the platform and see if it's right for you before committing to a paid plan.

Adding a property takes about 2 minutes. You'll enter the address, unit details, and rent amount. If you're adding tenants, that's another minute per tenant. Most landlords complete their entire portfolio setup in under 30 minutes.

Pricing & Plans

Rentra is $5 per unit per month, with a $25 minimum. Every feature is included—rent collection, maintenance tracking, tenant communication, financial reporting, and more. No feature tiers or add-ons.

No hidden fees. Your subscription covers all platform features. For rent collection via ACH, there's a small processing fee which can be passed to tenants or absorbed by you. Credit card payments have standard processing fees.

The pricing scales with your portfolio. As you add or remove units, your billing adjusts accordingly. No penalties or cancellation fees.

Yes, annual billing is available at a discount compared to monthly payments. Contact us for details on annual pricing.

Rent Collection

Tenants link their bank account or card once. On the rent due date, payments are automatically initiated via autopay. You receive funds within 2-3 business days for ACH transfers. Tenants get confirmation, and you get notified when payment clears.

Rentra automatically sends escalating reminders when rent is late. You configure the schedule—friendly reminder on day 1, firmer notice on day 5, late fee applied on the day you choose. All automatic, no awkward texts required.

Yes. Tenants can pay via ACH bank transfer or credit card. Credit card payments have higher processing fees which can be configured to pass to tenants or be absorbed by landlords.

Yes. You configure the grace period, fee type (flat or percentage), and escalation schedule. Late fees are applied automatically per your rules—no manual intervention needed.

Features & Capabilities

Rentra is built specifically for independent landlords managing 1-100 units. Unlike enterprise software that's complex and expensive, or basic spreadsheets that don't scale, Rentra hits the sweet spot: powerful features with simple UX, at $5 per unit per month with everything included.

Yes. Tenants can submit maintenance requests with photos directly through Rentra. You can assign vendors, track status, communicate updates via SMS, and document everything. Maintenance history stays with the property for future reference.

Rentra focuses on making existing tenant relationships smooth—automated rent collection, maintenance tracking, and communication. For tenant screening, we recommend pairing Rentra with dedicated screening services like TransUnion SmartMove or similar providers. Integrated screening is on our roadmap.

Yes. Rentra generates Schedule E-ready reports with income and expenses categorized to match IRS line items. You can also generate 1099-NEC forms for vendors paid over $600 and view 6-month cashflow forecasts. Export everything to CSV for your accountant.

Yes, Rentra is built for portfolio management. Add properties and units, view consolidated dashboards, and drill into individual property performance. Perfect for landlords scaling from 1 to 100+ units.

Security & Privacy

Yes. Rentra uses encryption for all sensitive data. Financial transactions are processed through Stripe, a PCI-compliant payment processor. Your banking details are stored with Stripe, not on our servers.

No. Tenants only see your name and property information relevant to their lease. Your personal address, other properties, and financial details are never visible to tenants. You control what information is shared.

You own your data. Before canceling, you can export your payment history, maintenance records, and financial reports. We retain data for 30 days in case you return, then permanently delete it upon request.
